"Ma Prime Rénov" Expanded to Landlords Starting July 1, 2021 in France

What if you too could benefit from the government’s renovation grant to carry out energy improvement works? 

 

Launched in 2020 by the Ministry of Ecological and Inclusive Transition, the “Ma Prime Rénov” program follows its predecessor, the Energy Transition Tax Credit, and aims to promote the energy transition by supporting energy renovations in France’s real estate sector. Until now, only owner-occupiers were eligible for this grant. Starting July 1, 2021, all property owners (including landlords) can submit applications.

The government plans to allocate an additional €700 million to this program—great news for real estate investors!

How much is the Ma Prime Rénov grant?

The amount of the grant varies and depends on several factors:

  • The scope of the renovation work (the larger the project, the higher the potential grant);
  • The number of people in the household (this corresponds to the number of individuals listed on the same tax return);
  • The income category of the applicants (lower or higher income);
  • The location of the property (applicants living in the Île-de-France region tend to receive higher average aid amounts).


According to Housing Minister Emmanuelle Wargon, the grant can cover up to 90% of the project cost for the most modest households, followed by 75%, 60%, and 40% for those with higher incomes. Thus, this grant can be substantial.

Who is eligible for the grant?

There are no income requirements to qualify. All property owners and co-ownership syndicates are eligible.

An additional advantage of this program is its high acceptance rate: only 6% of applications were rejected during the initial phase. The downside to this high approval rate is that the amount granted to each applicant may decrease to accommodate the growing number of requests.

 

What is the procedure for applying for the grant?

If you’re a landlord, the renovations must either improve the property’s energy performance or involve maintaining and preserving essential features (such as roofs and facades).

 

To apply, follow these steps:

  • Submit your application online via the government’s dedicated website.
  • Attach a quote from a certified environmental professional (RGE).

Once your application is approved, you will receive confirmation of the grant amount by email. The grant will be disbursed after the completion of the work, once the final invoices have been uploaded to your personal online account.

 

In some cases, you may be eligible for an advance payment to cover part of the upfront costs of the project. This eligibility depends on your income level.

Additional conditions include:

 

  • The property owner must be an individual and not a Société Civile Immobilière (SCI), unless they hold usufruct rights to the property.
  • The owner must commit to renting out the property.
  • The rent cannot be increased following the completion of the renovations.
